As a realtor it is important that you know the mechanics of a home inspection in order to reduce problems that delay the sales process and make home buyers significantly more satisfied. In this seminar you will learn what to look for when you are showing a property and how to aide your clients in making the best purchase decision. After attending this seminar you will be able to successfully prepare your clients for the inspection process and reduce costly delays that can often occur. As a realtor, you are the first one your client will look to for advice. We will train you to know what are cosmetic issues and what are major concerns. We will train you to be able to perform reliable visual inspections that can save your clients money and you headaches.
Fixer-Upper vs. It’s Done
Buying a fixer-upper can either save you money or cost you a lot of money. If you are trying to decide whether or not to buy a fixer-upper this is the seminar for you. This seminar teaches you to evaluate whether or not a fixer-upper is the deal it appears to be and what some of the basic costs are associated with purchasing a fixer-upper. We will also educate you on the potential pitfalls associated with purchasing a fixer-upper. On the flip side buying a brand new house can be inherently appealing. When you purchase a house that you do not have to “do” anything to, your path is generally much smoother, but you pay a premium for the smooth path. One of the pitfalls of purchasing a house at “appears” to be done, is that it isn’t, or it is but it is poorly done. We will train you to spot the little tells of a “done” property so the odds of you encountering “surprise” issues will be reduced.
Another purchasing alternative that we will touch on will be purchasing new construction. Sometimes, the advantages of new houses can be overshadowed by problems such as shoddy construction, lengthy construction delays — or worse, construction stoppages if the developer runs out of money. We provide you with some suggestions on how to avoid these and other potential problems.
In this seminar you will learn how to evaluate the potential of turning a fixer-upper into your dream home and how to identify homes that you may want to avoid. You will also learn how to determine if buying a fixer upper, a finished home or a newly built home is the best decision for you.
Cost vs. Value
Do you ever wonder if the repairs you are putting into your home are going to be worth it? Sometimes when we make renovations to our home such as remodeling the kitchen or bath, we suit our personal tastes without giving thought to the return on the money we are spending to make these changes. Unless you plan on staying in your house forever you may have a different opinion on how you want to spend your rehab dollars. With the Cost vs. Value seminar we will look at the possible renovation costs and the potential return you could see on those renovations. We will also help you prioritize projects and offer low-cost alternatives.
